Dubai’s property market continues to capture the attention of international investors, with real estate transactions reaching Dhs574.12 billion in the first nine months of 2026. The figures offer a compelling portrait of an emirate whose real estate landscape spans some of the world’s most recognisable waterfront addresses, established urban districts and ambitious new developments.

Between January and September, 165,018 transactions were recorded, with property sales accounting for Dh379.4 billion. This represents the second-highest sales value recorded in the market’s history for the period, following the exceptional performance of 2025.

Beyond the headline figures, the breadth of activity reflects the diversity of Dubai’s property offering. Completed residences generated Dh196.08 billion in sales, while off-plan properties contributed Dh183.32 billion. The balance between the two illustrates the appeal of both established assets and emerging developments, as buyers consider opportunities ranging from immediate ownership to longer-term acquisitions.

Location, as ever, remains central to the conversation. Business Bay led the sales rankings with more than Dh20 billion in transactions, followed by Airport City at approximately Dh17.72 billion and Al Yalayis 1 at Dh16.09 billion. Palm Deira and Palm Jumeirah also featured among the leading areas, highlighting activity across a market that encompasses both evolving districts and globally recognised residential destinations.

For the luxury property sector, Dubai’s appeal extends beyond individual addresses. Its varied architectural landscape, international outlook and breadth of residential choice allow buyers to approach property ownership from different perspectives, whether seeking a principal residence, a second home or a longer-term investment. Yet the considerations behind each acquisition remain distinct, with location, design, quality, privacy and long-term value carrying different weight for every buyer.

The market’s momentum continued into September, when total real estate transactions reached Dh50.78 billion across 16,490 deals. Of this, Dh29.66 billion came from property sales, divided between completed and off-plan assets. While one month cannot determine the direction of the wider market, the figures provide another indication of the scale of activity taking place across the emirate.

For discerning investors, however, headline values are only the beginning. The enduring appeal of a property is shaped by more than market sentiment: the quality of its setting, the standard of its design, the strength of its surrounding community and the relationship between acquisition cost and future demand all deserve careful consideration. In a market as varied as Dubai, understanding the individual merits of an asset is every bit as important as recognising the wider opportunities.

With Dh574.12 billion in transactions recorded over nine months, Dubai’s real estate market remains a significant presence on the international property stage. Its story is not simply one of scale, but of diversity: an evolving collection of neighbourhoods, residences and developments offering different expressions of contemporary urban living.

For those looking to invest, the real distinction lies in identifying properties whose appeal extends beyond the immediate moment. In a city defined by ambition and continual reinvention, lasting value is ultimately found where location, quality and long-term vision come together.
